Massachusetts Title 5 requires a septic system inspection when a property changes hands. The inspection must be performed by a MassDEP-certified System Inspector, and it must have been done within two years before the sale. That window extends to three years if the system has been pumped annually and the records exist.
A closing does not move forward without a passing report on file, so the inspection sits directly on the critical path of the sale. This is the one septic job with a hard deadline attached.
Hampshire County sits on river terrace sand and silt in the valley floor, till on the slopes, where drainage is variable, fast on terraces and slow on the uplands. Two neighbouring properties can sit on completely different material depending on where the old river terraces run.
